Located at the intersection of  Ohio and Franklin, the Chicago River North Condos at Silver Tower located at 303 W Ohio is the topic of todays River North Real Estate post! Let me start off by saying that if you were one of the original buyers who bought one of these River North Condos  back in 2009 when they started selling them, I give you my heart felt condolences and you should fire realtor!  

After @properties lost the exclusive listing to Silver Tower and the building went into foreclosure, the new real estate firm who got the exclusive listing to Silver Tower decided to slash the properties about $100,000 to stimulate selling some of these units in order to help to developer pay back its construction loan to Bank of America. 

In 2010, Bank of America filed a $40 million foreclosure suit against the developer of Silver Tower.  Silver Tower is the biggest completed downtown project to be hit with a foreclosure. Im sure we will see others that fall victim.

The location of Silver Tower is a bit too congested for my personal taste, but it is a nice overall River North location. I prefer the Kingsbury-Ontario corridor any day over Silver Towers location.  

Currently there are 19 River North Condos For Sale left at Silver Tower.. The layouts aren't the best I have ever seen but they arent the worse either. Several layouts are a bit on the small side but the finishes are decent.  Besides the slashed listing prices, the developer is also offering FREE INDOOR PARKING with your purchase of a condo unit!

 The Youtube Video posted above is of the River North Condos located at 345 N Lasalle, also known as the Sterling Building. Which is todays post topic! Located in the Chicago River North Neighborhood, the The Sterling Condos are located at the intersection of Lasalle and Kinzie and are just across from the Chicago river. At 50 stories tall, The Sterling is easily one of the taller River North Condo buildings.  The Sterling is also one of the rare River North Condo Buildings that has a Pool!  These condos lie on the outskirts of the Chicago River North neighborhood and are adjacent to the downtown Loop neighborhood.

The Sterling Condos are another project by the developers at American Invsco. American Invsco the largest Condo Developer in the country. They are known more for condo conversion projects like the River North Condos at 10 E Ontario, but The Sterling Condos was a new construction project.  Lately several of the American Invsco projects including The Sterling have seen Huge Amounts of distressed properties..

The River North Condos known as  The Montgomery are todays River North Real Estate blog post! These River North Condos are located at 550 W Superior at the corner of Chicago and Superior . The condos at The Montgomery are some of the most well known condos in Chicago and the Chicago River North Neighborhood. These River North Condos were not always located in this building. The building at 500 W Superior was at one point the National Headquarters for MONTGOMERY WARDS.  I honestly do not know if Montgomery Wards is still in business or not

Towering about the Chicago River North skyline with blue colored windows and white travertine, this building has grown on me I must say. Not so much for the Overpriced condos in the building, but just like the Sears Tower (I refuse to call it the Willis Tower) The Montgomery has a simple, classy and intimidating design. This building was initially designed by one of the most influential architects of all time: Minoru Yamasaki. The same architect who designed the World Trade Center. This is a full service building with several ammenities.

The units in The Montgomery ..have fairly nice layouts and the square footage of the units is definitely a Strong Point! Higher floor units have unbelievable views! As you enter the building, the lobby is absolutely stunning and the entire building from top to bottom is kept looking immaculate! The Montgomery is definitely one of the most affluent and sought after high rise condo buildings in the River North Neighborhood The units are a bit on the overpriced side as can be seen by very long listing times!

Erie On The Park| 510 W Erie| River North Condos

Located in the Chicago River North Neighborhood, the River North Condos at Erie On The Park at 510 W Erie in the heart of the Kingsbury-Ontario Corridor is my next building profile.  510 W Erie is a Lucien Lagrange designed building located at the intersection of Erie and Kingsbury and is directly adjacent to Erie Park.  This steel and glass building is really a impressive and sharp looking building.  There are very few River North Condos that can match the exterior appearance of Erie On The Park.

There are very few places in the City where you can walk outside of your condo building and enjoy the perks on a sprawling park with green grass and rolling hills that Erie Park has to offer.  Erie On The Park is also located in the heart of the Chicago River North area which means that you are walking distance to everything! You are literally walking distance to everything the the Chicago River North neighborhood has to offer: Bars, Clubs, Top Restaurants, Shopping, Galleries, East Bank Club, Dog Parks and so much more!!!!! 

These River North Condos are also adjacent to The Erie Street Cafe Restaurant. Anyone who has lived in the River North neighborhood knows this place!

Erie On The Park has layouts ranging from Studios to 3bedroom Penthouses. Some of the 2bedroom layouts are on the small side and have unflattering layouts.  If you are going with a 2bedroom layout at 510 W Erie, I suggest you go with the "01" layouts.. The "01" units are some of the nicest in the building!

Erie On The Park is also one of the most priciest (overpriced!) buildings in River North in my opinion when compared to other buildings.  It is also on the higher side in terms of assessments.  Overall, Erie on the Park is a very sharp looking building on the exterior, but unfortunately the  majority of the units dont match the exteriors sharpness! 

Be carefull when driving in and out of the garage of this building, it is easily one of the most difficult to navigate!

Superior 110  is also one of the most priciest condo buildings in the Chicago River North area..
Prices start from $448,000 for a 1bed/1.1bath, $538,000 for a 2bed/2bath and go up to $3,000,000 for a 4bed/4.1bath penthouse.. The finishes in the units are top of the line (Subzero,Grohe,Wolf, Snaidero) and the layouts and square footages are respectable(they could have been a bit bigger with the prices they are asking for)

If you are going to drop almost $600,000 for a 2bed/2bath condo in this current real estate market, then go with the "02" layouts in the building! The "02" layouts offer a respectable living room/dining size of 26x14..
Where as the smaller 2bed/2bath layouts offer a 18x15 living room/dining room size.. Which is on the small size for the prices the developer is asking for
