In Chicago River North, another month has past and the River North Real Estate and River North Condo market is still treading water.. Existing home sales for the month of dropped 27% accoding to the National Association of Realtors, making July of 2010 one of the worst months for home sales in our countrys history..The fact that there are River North Condos still selling should give us hope!  There are a ton of Chicago River North Condos on the market,

NUMBER OF CHICAGO RIVER NORTH SHORT SALES AND RIVER NORTH FORECLOSURES; 18

For the month of August 2010, the River North Condo market had a 43% Short Sale and Foreclosure rate..

Prices ranged from $135,000 for a 1bed/1bath at 10 E Ontario to $1,295,000 for a 3bed/2.1bath penthouse at the Erie on the Park Building at 510 Erie

So we are looking at a 12% short sale rate for the River North Condos that are currenly for sale in the River North Neighborhood of Chicago and about a 17% successful river north short sale closing rate.

In July of 2010 there was a total of 59 Condos THAT SOLD in the Chicago River North Neighborhood.. 
33% of these River North Condos were DISTRESSED SALES aka "short sales and foreclsures"

The range in the price of these River North Condos went from $131,000 - $1,050,000, with the bulk of the condos selling in the $200,000 - $349,000 range.

The Average Market Time For These River North Condos was: 160 days

The Average Market Time For The Luxury River North Condos (900k +) was: 259 days

In River North Chicago, the short sale and foreclosure rate was 13% in the month of June 2010..The River North real estate market has experienced a 20% increase in the amount of sold condos that were distressed properties.

We all know that the amount of Short Sales are increasing all throughout the country, and the River North real estate market is no exception to this sad fact.. The Chicago River North Short Sales rate was almost non existent a few years ago.. While River North Chicago surely has not been flooded with short sales and foreclosures, the numbers are increasing slowly but steadily.
