Todays River North Real Estate blog post topic is the workout room at the Admirals Pointe Condo building located at 645 N Kingsbury in the River North neighborhood. Several of the River North Condos buildings have workout rooms. Some are better than others naturally.
The workout room is located on the 1st floor and is open 24\7 for its residents. They recently installed a new rubber floor and added new eliptical and treadmill machines. The weight machines are pretty dated are in definite need of a facelift. Overall, its a decent workout room for a full size building of its size. I have seen much better but I have also seen much worse!

While the Admirals Pointe Condos is not the most flashiest building on the exterior and the ammenities are not as up to par with other newer buildings in the near vicinity, it is one of the best buildings in River North in terms of Bang For Your Buck! The layouts are very respectable, ( the 2bed/2bath "08" and the 1bed/1.1bath "03" layouts are my favorite!)the building is clean and it is managed very well! One complaint about the Admirals Pointe Condos is that the Walls Are A Bit Thin.. The developer could have done a much better job with that.

The River North Condos known as Gallery 400 are located at 400 W Ontario in the heart of the Chicago River North neighborhood. The location of these River North Condos is Unbelievable!! Just within a few feet of Gallery 400 are several restaurants including the 2nd best place for Mexican Food in Chicago: Zocalo. Erie park and the Chicago River is less than one block away, and you are walking distance to everything that the Chicago River North Neighborhood has to offer! You are in the center of it all, but without all the nose and congestion! Also, if you drive to work, high way access is less that one minute away!!
Being one of the first condo buildings constructed in the River North Neighborhood over 10 years ago, Gallery 400 isnt the flashiest condo building on the exterior, but these River North Condos have spacious layouts, great views, good ammenities and is well managed! You can definetely find flashier condo buildings in River North, but very few of them will get you the bang for the buck that Gallery 400 Condos will get you!

Located at the intersection of Ohio and Franklin, the Chicago River North Condos at Silver Tower located at 303 W Ohio is the topic of todays River North Real Estate post! Let me start off by saying that if you were one of the original buyers who bought one of these River North Condos back in 2009 when they started selling them, I give you my heart felt condolences and you should fire realtor!
After @properties lost the exclusive listing to Silver Tower and the building went into foreclosure, the new real estate firm who got the exclusive listing to Silver Tower decided to slash the properties about $100,000 to stimulate selling some of these units in order to help to developer pay back its construction loan to Bank of America.
In 2010, Bank of America filed a $40 million foreclosure suit against the developer of Silver Tower. Silver Tower is the biggest completed downtown project to be hit with a foreclosure. Im sure we will see others that fall victim.

The location of Silver Tower is a bit too congested for my personal taste, but it is a nice overall River North location. I prefer the Kingsbury-Ontario corridor any day over Silver Towers location.
Currently there are 19 River North Condos For Sale left at Silver Tower.. The layouts aren't the best I have ever seen but they arent the worse either. Several layouts are a bit on the small side but the finishes are decent. Besides the slashed listing prices, the developer is also offering FREE INDOOR PARKING with your purchase of a condo unit!

These River North Condos were an addition to the Chicago River North Real Estate Market in 2002 and sold out within 12 months. The John Buck Company is responsible for this development. Located at the intersection of Erie and State , this39 story River North Condo Building is located only 2 blocks away from Michigan Avenue!

The layouts and square footage for the River North Condos at 2 East Erie are pretty decent. It would have been nice if they offered at 1bed/1.1bath layout. The 1bed/1bath layout isnt one of my favorite layouts at all, but the "08" 2bed/2bath unit layout is my favorite layout at 2 E Erie
From the Video that I posted above (thanks to youtube for making posting videos easy) you can see that these condos are located in a bustling area of the Chicago River North neighborhood! There are several restaurants, bars, clubs all within steps of the condos at 2 East Erie, and Michigan Avenue is only 2 blocks away for all of your shopping needs!

The Youtube Video posted above is of the River North Condos located at 345 N Lasalle, also known as the Sterling Building. Which is todays post topic! Located in the Chicago River North Neighborhood, the The Sterling Condos are located at the intersection of Lasalle and Kinzie and are just across from the Chicago river. At 50 stories tall, The Sterling is easily one of the taller River North Condo buildings. The Sterling is also one of the rare River North Condo Buildings that has a Pool! These condos lie on the outskirts of the Chicago River North neighborhood and are adjacent to the downtown Loop neighborhood.
The Sterling Condos are another project by the developers at American Invsco. American Invsco the largest Condo Developer in the country. They are known more for condo conversion projects like the River North Condos at 10 E Ontario, but The Sterling Condos was a new construction project. Lately several of the American Invsco projects including The Sterling have seen Huge Amounts of distressed properties..
